A Home Intelligence Score is a 0–100 numeric grade that summarizes a single-family residential property's current condition and forward-looking risk. It is built from inspection findings, equipment ages, climate exposure, and unresolved deferred maintenance — and updates every time new field data is captured.
The score is composed of six weighted categories: structural (20%), roof & envelope (20%), HVAC & mechanical (18%), plumbing (15%), electrical (12%), and exterior & site (15%). Each category is graded by current condition (50%), equipment age vs. expected life (30%), and open deferred items (20%).
Scores of 80+ indicate a well-maintained home; 60–79 indicates active deferred maintenance; below 60 indicates material risk to value or safety.
Why does this matter?
Lenders, appraisers, and buyers all look for a way to compare property condition across listings. The Home Intelligence Score gives them a single number to discuss — similar to how a credit score replaced inconsistent narrative credit reports in the 1980s.
